If you click Articles 64 and 65 of the Incheon City Urban Planning Ordinance, the floor area ratio is 300% and the building-to-land ratio is 50%.
In simple words, you can know the area ratio that can be built per building floor on the ground and how high it can be raised.

Relative protection zone means that there is a school near the land, but of course there is a school, so it is prohibited to install or operate facilities harmful to students.
* If there are elementary, middle, and high schools, absolute protection areas and relative protection areas are designated.
* The absolute protection zone is an area up to 50m in a straight line from the school gate, and the relative protection zone is an area up to 200m in a straight line from the school boundary, excluding the absolute protection zone.

* A person who intends to build a facility that induces population concentration in an area within an overconcentration control area must pay an overconcentration charge.
* The Minister of Land, Infrastructure and Transport may determine the total permissible capacity for new and expanded facilities to prevent excessive concentration of population-causing facilities in the metropolitan area.
